What is a rental yield?

Rental yield shows how much income a property generates in rent relative to its value - expressed as a percentage. It’s one of the key metrics that buy-to-let property investors use to evaluate whether an investment makes financial sense.

  • Gross Yield - The rental income before costs and expenses.

  • Net Yield - Rental income after deducting expenses like maintenance, insurance, and taxes.

Understanding both helps you compare different properties fairly and spot the ones that could deliver the strongest returns

What are the benefits of calculating your rental yield

Rental yield is a benchmark you can use to:

  • Compare different properties

  • Assess whether rent covers costs

  • Plan long-term investment strategies

  • Evaluate cash flow and profitability
