    Will i ever be able to get mortgage

    Hi – do I have a realistic opportunity of getting a mortgage and if so what sort of deal could I expect to get & if possible can you tell me what lenders would consider me.

    My credit file states is I have 1 ccj showing as settled with egg 3 years ago and the associated entry from egg showing as settled also (I have recently signed up to experian credit report on line and updated my file to show relevant note’s of correction mainly explaining that my previous bad dept was as a result of being made redundant)

    I have a default with Kensington (My old mortgage provider which was paid in full as I was fortunate enough to sell my house and pay of in full but was running at 5 months in arrears which was cleared also but is showing on my credit file, they held me to early redemption penalty too just to add salt to the wound of 4 k, I only settled 2 months early !) this is showing as settled also 3 years ago

    I have since moved on from those dark days and have been in full time employment for the past 2 years + on 30k + PA but my credit score via experian is appalling, is it just a waiting game ie 6 years /3 years to go or will I ever get another mortgage/credit

    As with everyone, you do have a chance of getting a mortgage, but IMHO I think that the chances of your securing a good rate with a high street lender are quite slim in the current credit environment, especially if you have little or no deposit. What you could do to get some more information as a guide is go to http://www.checkmyfile.com/score.asp and enter some details to see what your likelihood is and how different aspects of your credit file can affect the rate that you are offered.

    Unfortunately, it can take more than a couple of years for our past credit problems to be forgiven...it does, after all, take 6 years for them to be forgotten!
