where can I find out how the house market is doing?

Hi everyone this is my first post so please be nice :-)

My husband and I are currently looking into relocating back down to the north east from scotland. We have found a house we like but not sure on what to offer or what the housing market is doing at present.

The house is in a tiny hamlet with no shops, or local services and is a 2 bed terrace which needs up dating. It is on the market at £167000 and has been without offers for the 20 months its been for sale. I have checked mouse price which states this house is valued at £134,100 which is quite a difference.

The house owner is dead and it is being sold by her brother in law as inheritence. The last time a house sold in this area was december 2006 and the last time a terrace house sold there was september 2003 for £92000. At present there are 9 other houses for sale in this little village and none are moving. My husband thinks we should be cheeky and put in an offer of £80000. What do you think would be reasonable?

Where would I be able to find out about the house market, im all confused!!

    Hi,

You seem to have done a bit of research on the property/area anyway but best way would be to speak to local estate agents/surveyors/mortgage brokers who should give you an idea of what is happening in their area.

Personally speaking I feel on the whole property prices are falling slightly due to the credit crunch and may bottom out in the next 12 months or so but I don't think the market will crash as the press seem to be telling us.

As for your husband's "cheeky" offer of £80000 against an asking price of £167000, if you were selling a property left to you by a deceased relative and were offered less than half the asking price would you not turn round and tell the buyer where to go?? I know I would and would probably not want to sell to you even if you offered a more realistic figure at a later date.
