    Warrant for Possession

    On my secured loan I have fell behind in the payments, and have not being paying the arrears off the court issued. I did offer the mortgage company that I would pay off a bit more but they have gone ahead with the warrent. I recieved a letter from their solicitors today saying they have applied to the courts for repossesion, I phoned my mortgage company up and they say I have £3500 to pay to stop it going ahead.

    I am a bad creditor and it is hard for me to get a loan, is there a company out there that will help? I dont want to lose my home, can anybody offer me some advice?

    If I filled in a N244 form from the courts can I stop the repossession?

    You should look into selling your house through an estate agent before the sale is forced. If the house is repossesed then it may be auctioned as it is, without being tidied up and it may not get the best price. Charges will also be added to what you owe. If you can sell privately, you should get a better price and pay less charges.

    My husband isnt on the mortgage could I sell it to him?

    Would I be able to pay off the £3500 before the date is up? And still stay in my property?

    You can sell it to anyone who can afford to buy it. You will only benefit from selling the property if you get a decent price for it - hopefully enough to pay off the mortgage with something left over.

    Some companies will buy properties for cash and let you stay in - look in the small ads of your local paper - but these companies tend to pay much less than houses are worth and sometimes they go back on their promises.

    I do not know how much time you have but you should look at the various options as soon as possible. As time goes by, your options lessen.
