    Hi Louis,

    Ideally you would want to have the debt on a normal mortgage to reduce costs? It will all depend on the amount of adverse credit and the number of missed payments and how recent they were. It would be a good idea to obtain your credit report from Experian or Equifax to see what is recorded and see a broker that has access to specialist lenders. The only real problem I can see is that the total debt will be above 85% LTV and this is the cut off point for reasonable rates from sub prime lenders. There is room for improvement so make an appt to see a broker in your area, it is the best option.

    Hi

    I have a mortgage with Abbey - not in arrears paid on time (19 yrs left to run, shaky history,about 77K left), a second charge with future for about 60K(in arrears at present) and 3rd charge with Welcome for approx 14K.

    My question is does anyone know of a reputable mortgage co who will let me remortgage. Property worth 175K.
