    unsecured loan or secured

    hi

i am new to all this writing in forums so please excuse if i have posted in the wrong place or something

me and my partner have recently purchased our house as a council right to buy which completed on the 17th March 2008. our first mortgage ayment is due to come out on the 17th April.

i was wondering if anyone could help as we are looking for a £10,000 loan to do some home improvements. we both have poor credit history although we do hold capital one credit cards and contract phones.

any help would be very much appreciated as i do not want to keep applying and getting declined.

Nic -- You're credit history must be in, "decentish" shape or you would not have been accepted for the mortgage, strengthened by the fact you already have a credit card and contract phones.

You would be advised to keep all your payments by the due date and get a copy of your credit report in 3 months time, to see whether it's in good shape before applying for a loan so close to just taking out your new mortgage.

Try and buy normal household items that you pay cash for in the meantime on your capital one card, then pay it off in full before interest is due or at least the minimum monthly payment if you can't afford.

This will help your credit record to rebuild then apply for the loan when you can see a favourable credit report, by that time the loans position in general could have started to ease off.

    Re: unsecured loan or secured

Hi...if you have a poor credit score you may find it extremely difficult to obtain a loan as unsecured amounts at around 10K with poor credit are very expensive if not unavailable. You will not be able to secure a loan as your will be in pre-emption with your local authority in respect of further charges against the property. The advice is correct, tighten up the money belt and ensure that all your commitments are paid on time. Once your credit record is restored you will be out of pre-emption and your choices will be much wider.

    Regards

    Ian
