    Yes, mortgage advisors used to be people to approach very cautiously but recent legislation has weeded out most of the rogues and they tend to be reasonable people to deal with. There is no fee for you but the broker gets a commission (£200 or so - it will be declared on one of the forms you sign if you take out the mortgage) paid by the lender.

    You do need to be wary of deals offering "no arrangement fee" as they could well charge lots for the valuation or for something else. The important figures are the total of all the lender's charges and the monthly payment.

    No your not a nuisance this is the place for info I'm sure the friendly posters with experience(The mortgage brokers) will be on soon.

    You certainly need to make a move very soon, have you got a local independent Mortgage advisor lined up , let them do all the footwork for you.

    Tracker mortgages

    i'm beginning to become a bit of a nuisance asking questions all the time but does anyone know, apart from the Woolwich who offer a tracker mortgage with no arrangement fee or tie in? I am thinking of going onto a tracker rate when my current fixed rate ends 1st march until fixed rates (hopefully) come down.
