    Struggling to find a suitable mortgage.

    Deposit - 60k

    My gross income - 28k

    Finances gross income - 25k

    So the figures above look ok, but my finances income is paid by an employment agency, which lenders have not seemed to want to take in to account. Her current job is going to be for 6 months. But as the lenders are arguing, it could still finish at any time. We are looking at houses of 250k so we really need it to be a joint application otherwise we won't be able to afford a house. Her job is for 6 months, but she will be able to get another job after easily. Also, her parents would be happy to chip in if she couldnt get a job for more than a month.

    So i guess I am after advice on whether anybody knows of any mortgages or specific lenders who could help with this situation?

    Hi...I had to look twice, I think you mean fiancee and not finance???

    A lot of lenders will look at a 6 month contract as too short, however of your fiancee has been in the same line of work for a longer period and just happens to use agencies then they make look at the application more favourably?? A lot will also depend on the loan to value, and you will only need a 75% product. You could look at fast track applications along with self certification although you would need the assistance of a fees free broker to ensure that the application is worded correctly.

    Last resort add someone to the mortgage for the interim until employment is permanent, up to 4 people can be on a mortgage application and this could help you in this instance??

    Ha, yes, quite right, fiancee!

    She has been working since December in similar roles through agencies. So what would be the approach for looking at self certifying mortages? I imagine my future parents in law may be willing to add names to mortgage, what are the requirements the lender would want from them?

    Hi..to much information needed to specify lenders, a broker will do that. Self certifying your income with certain lenders will mean that it is not necessary to prove it. If the in-laws are willing to go on the mortgage there are a number of lenders that will allow this based on affordability should they have existing commitments or based on their income. In some case only the 1st two applicants' income will be used so it is sometimes necessary to name one of the parents in this way and then your fiancee's income will not be required. There will be a cost to remove applicants from the deeds when it is ok for you to have the mortgage solely in your names and this is about 250 quid.

    After looking round, i have found a few options on self certificaiton mortgages from Leeds BS and Bradford & Bingley. I will give them a call today and see what they have to say.

    Are there any pros/cons of deciding between naming in laws on mortgage or going for self certification mortgage?

    Hi...self certification still needs to handled correctly and if you do it yourself you will have problems. Guarantor mortgages may be cheaper in respect of the rate that is offered but again a specialist will find out which lenders offer this product.
