    I am not moving out of the area, so my daughters school wont be affected. I actually love moving so do my kids, hubby doesn't! I am in the mind that a house is just a house, anywhere can be a home, but I wouldnt sell for less because I still do like this house and am not really bothered if we stay or move, just would like a lump of cash for once in my life so we can have some fun!!!!

    Your property isnt worth £360,000. It's worth what someone will pay for it. So be prepared to wait some time if you insist on holding out for £360k. That said, you're effectively releasing the capital you have in your property not by remortgage but by downsizing, which seems a sensible thing to do if you no longer need such a big house.

    I am not sure this is a good idea or not. I suspect if you have £60k to spend, you or your kids will find a way to spend this more quickly than you think. What do you after you have spent the money ? Downsize again ?

    Againt he "i wont sell for less" is a very bold statement to make after 3 years of having a for sale sign outside of your house with not 1 view!

    I also think you and your husband should debate it between yourselfs. Simply get say.. 5 reasons you think you should such as freeing up money, obviously more manageble and such things as the phsycological effect it can have. Moving a house and reuilding a "home" to what you want it to be can be an extremly pleasing experience and young teens love the whole " MY NEW ROOM!" thing!

    On the other side, find exactly why your husband doesnt think its a good idea and more importantly, as your 15 year old what he/she thinks. If its to a location where they will have to switch schools or stop seeing their friends id stongly suggest postponing it untill he/she is about 18 and then maybe your husband will have a better mindframe about it all too :)

    A situation like this is for you and your husband to resolve. Getting support for one side or another on a forum wont help.

    I would just mention that there are many people who have taken a similar line to "I wont sell for less" and have had their properties on the market for a couple of years or more.

    Should we downsize?

    We are both 43 years old and have a detached 4 bed property that is worth around £360,000, but we only have a mortgage of £145,000. My daughter is pregnant and leaving home with her boyfriend (so its a permanent move out) my older daughter is 19 and is wanting to leave the nest soon, so I will only have my 15 at home. It seems to me a good time to downsize so we can have some of the money in our house in our pocket. I am not concerned with lowering my mortgage payments and would like to keep the mortgage we have and just transfer it to another house if that is possible. I am seeing nice properties in the region of 300,000 which would leave us with a tidy sum of around £60,000 for us (obviously minus solicitors fees and such...). I will not sell my house for any less or it wouldnt be worth it. Is this a good idea or not??? I say it is, my husband says no!! Please help....Thanks x
