    Hi Sarah Lenders usually ask that term is no less than 45-50 years on average Therefore if you take a 25 year mortgage there is around 25 remaining It also depends on the value of the property and location (W1 is good) Studios are becoming more difficult to get mortgages on,not impossible though. 1 bed may be better choice if within price range You can of course extend the lease,with permissions from the freeholder Seek legal advice on this Regards Andy

    Short Leases

    Hi There,
    I wonder whether anyone can shed any light for me.
    Me and my partner are considering purchasing a studio/1 bed investment property within the W1 Central London area.

    We are aware that 90% of properties are leasehold with very short leases. Is this something to stay away from?
    Were looking to get a mortgage but thought due to the prime location and our ages we might be at more of an advantage to get one. Can anyone offer any downfalls to extending leases or purchasing short leaseholds?
