    Shared equity mortgage- 75/25% paid by Builder NO indefinite leave to remain.

    I have an agreement in principle with Halifax for a house whose value is £145 000, we were going to get a mortgage of £108 000 from the Halifax,which is 75% of LTV, the builder would then let us pay the other 25% as a in intrest free loan in 10 years time , which most builders do on the 75/25% shared equity scheme.

    Halifax are now dragging their heels on approving the mortgage as they say both my wife and i do not have indefinite leave in the UK. Is there anyone who knows lenders who give mortages based on this 75/25% where the 25% is the builder`s intrest free loan which is secured as a second charge on the property. I know Nationwide ,but they are not likely to accept our residency , any other Lenders i could try?

    I'm sure, you are talking about Barrets Dream start offer. What you've been told is a load of rubbish. There's no such requirement from Halifax as such, but some government sponsored schemes do have such requirement.

    I personally know people who've recently been approved from Halifax wihtout ILR, but you do need to have at least 2 to 3 years residence left on your visa, thats all. If you are trying to talk to a Halifax branch then contact them drictly to their mortgage contact centre by phone (check their website for the phone no) thats your best chance of securing a mortgage, coz the people over there are professionally qualified to do this job, not like branch junkies.

    Another option is to try through the IFA broker recommended by the builder. Are u based in London. or outside...if you need any further assistance...do let me know.

    Thanks for your response , i actually got turned down by the underwriters, or the approval department at Halifax, they refused to make an offer officially because of the residence issue.

    You are spot on , im on a scheme like the barrat one but with another builder,im in manchester as well, your assistance will be great , which broker do u know i can contact or lenders who do this scheme ,then verify first if i can qualify based on residential status

    Do you have at least 3 years stay left on your current permit, then you'll be able to try, and also a minimum address history of 3 years thats what my friend had when he got the approval from Halifax.
