Yes a new boiler that replaces an old boiler would just be maintenance to the existing mandatory facilities rather than an improvement, so would be an allowable expense.

PS - Ensure you have the boiler safety checked by authorised personel and obtain a landlord safety certificate for your and the residents protection, you do need this to satisfy legal requirements.

Cheers, that was useful. I recently put a new boiler in the flat so presume that could be offset against the tax. Thanks again.

This article courtesy of the Directgov website lists deductible expenses.

You would pay tax on the balance at your usual rate of income tax.

    Rental income on flat.

I've just started renting my flat out and discovered I need to pay income tax on it. What can I offset against this and can anyone tell me roughly what percentage of the rent I'll have to pay? Money is tight at the moment so any advice appreciated!
    Cheers.
