    Hi Maureen,

    Just to clarify for you, the fees free is exactly that, no valuation fee, free legals and no arr,fee. If you decide to switch to a new preferred rate at a suitable time there would be an arr.fee, this as I said is normally 495 or 995.

    Hi Maureen,

    The arr.fee is not set in stone but Woolwich arr.fees are 495 or 995 at the moment. It will all depend how great the rate is at the time. On the other hand if the BANK RATE keeps falling the tracker will be good enough not to change.

    Ian What a lovely suggestion. I am going to immediately email this to Leader (aka my husband Roger).  Before I go - you don't know of what the arrangements fee would be do you?

    Hi,

    You could apply early with the Woolwich on their fees free tracker which has no early payment charges and use the switch and fix facility to fix your rate at any stage for the arr. fee applicable to that rate. If you are below 60% LTV the rate is 6.02% currently which is expected to fall in a month or so, so book it now and hold off until your existing product ends.

    Hello

    On 28th February 2008 our 3 year fixed mortgate (4.9%) with Stroud & Swindon will come to an end, leaving an approximate balance of £82000.  We will have a greatly depleted  Standard Life endowment policy coming to maturity in August 2008 - this will give us a miserly £38000 (approx) out of a £51000 endowment (with "promised" extra £30000 which we will not see).  Is it best for us to go onto a variable rate mortage for the first 5 months, repay a lump sum of £38000 (or however much it will be) and then go onto another fixed rate?  What about a tracker?  Can you pay back lump sums without penalty at any stage?

     Any help greatly appreciated.
