    hi there! My partner and i were in a much worse situation than yours and have been approved by our current lender. We were rejected on the automated credit check but once the bank worked out that we could afford to pay off every existing debt leaving us with just the mortgage to pay we were approved by them. My partner has defaults on his account and i am terrible for missing payments so if we can get a mortgage approved you should have no problem!

    Thanks for the replies guys - I guess I'm thinking that with all of the automated systems nowadays that we'd get rejected straight away before a human even looked and realised that we could easily afford the mortgage we're after.

    Hi Stpuk,

    Missed credit card payments isn't as dramatic as you make it out to be. Indeed, many high street lenders would take a flexible view on your partner's credit problems: Alliance & Leicester, Leeds Building Society and Chelsea Building Society would be more than happy to lend to you. All of these lenders have very competitive rates.

     
    And that doesn't even could the other lenders accessible via your broker.

    IMO ----  I can't see a problem with your records causing a rejection, as long as your other requirements such as earnings are okay. They will have lent to people with a far worse track record then you have got. Although they might increase your interest rate slightly to reflect a slightly higher risk.

    Partners credit rating and joint mortgage

    Hi

    My partner and I are looking to get our first joint mortage - the property is approx 160,000 and we are looking to pay about 30,000 in deposit. Except we have one slight problem.

    My credit rating according to equifax is almost 100% but my partners is rated as poor - no ccjs, defaults, payment plans etc just late payments on the credit card although they were paid, even her current mortgage is perfect.

    We both have property to sell and when hers has sold it will clear her loans and the evil credit card leaving us both debt free.

    What are the chances of us getting a good high street rate as the rates for poor credit history look horrific!
