    oh i forgot .... dont cancel anything, its their fault remember as you were not qualified to make a quote on the value of your home and just made an educated 'guess' .

    Its NOT lost money!!

    I have had exactly the same thing happen to me,you are entitled to your money back as it didnt go through due to the valuers! ( i have family who work for HSBC) you will have to talk tough to them though, say would like your money back and if they say no then say you would like to make a complaint and speak to a manager.

    You should not have to pay any fees also....i didnt!

    took a complaints letter mind .

    Hi - sadly yes, as a rule of thumb I think it's lost money.

    Not sure on HSBC, but there are plenty of lenders out there who would face you off if you ask for a refund. Especially if the fee is actually for the survey.

    Next time, ask the lender to add it to the mortgage rather than pay it up front. Then it's not so painful if it goes wrong.

    You can always pay it off after the mortgage goes through, if nothing goes wrong.

    HSBC products are not available through brokers so we can't comment on their fees however I would seek to have the fee refunded as they have not arranged anything. There may be a reasonable cost for the valuation and some administration fee but 600 quid sounds far to unreasonable. Make a fuss you've got nothing to lose??

    MORTGAGE FEES

    Hi, we recently applied for a remortgage with hsbc. it was approved and we were sent the offer letter. following this valuation was done which unfortunately turned out to be less that what we expected and so the whole thing could not materialize. this deal had a fee of £600 which were take out of my account(which is with hsbc) on very initial application. now do i get a refund of the fee or should i forget about it
