    Yes I will relax!!!

    Just hoping that the homebuyers survey will get done Monday or Tuesday - we have paid for it. Our broker has got the BDM involved from B&W again because they have charged us for a homebuyers survey but forgot to instruct it. When i spoke to B&W direct (who, now that we have had the mortgage offer, will deal with us directly!) they said that the offer will still stand and the homebuyers is basically just for us and our peace of mind.

    Estate agent being very helpful and is optimistic for an exchange either this friday or next.

    Solicitor being also very helpful - all searches have come back apart from Local Authority search which was applied for two weeks ago this thursday - solicitor mentioned that it would be back very early this week and we can then start negotiating with vendors solicitor on exchange/completion plans. Solicitor said they would also go over the homebuyers survey as soon as we get it back just to check any nasty stuff for us!

    Surveyor says they can complete the survey as soon as possible for us and then get it over to us as soon as possible too.

    Hopefully more answers this week.

    You can still exchange a week before but you don't have to put a deposit down.The exchange just means that both parties are committed to the deal, it is at this point that a completion date is set. The seller will have been placated by their solicitor and will be happy to proceed as normal, please relax and just let it happen :)

    Hi there just anted to say congrats on your offer etc! Am very envious check out post 'new husband new mortgage' its like never ending story. However, your tale does give me hope we may finally get a mortgage offer tomorrow...

    What happens is if the seller doesnt want to do this? I have heard that some people have had to get a loan out to put down a deposit - but the thing is, there is no point in having a 100% mortgage if we are going to do this - we have no deposit otherwise we would have used it to get a better mortgage deal - now starting to worry about this.

    Mind you, doubt the seller is going to pull out at this stage when estate agents on Friday said he thinks exchange completion will happen next Friday or Friday after. He doesn't know if the seller will be keen to exchange and complete on the same day though!

    I see what you mean, it is normal for 100% mortgages to exchange and complete on the same day.

    Can anyone tell me what happens at exchange/completion? Will we be able to have a week before completion with a 100% mortgage? Surely this must come up all the time - just started to think about this!!

    Just checked and you can't download the DD from the site it will have to be sent out again with the correct details on it. One last point the buildings insurance will have to have B&W's interest noted on it. If the broker is doing the insurance they will do it, if you are dealing direct then tell the company to note the lenders interest and get a copy of the schedule sent to the solicitor.

    It could possibly be that when the app was sent up the broker didn't have your DD details. What they need to do is download the DD from the B&W site and fill it in properly and send it in as soon as possible. If you have paid for a homebuyers report and it hasn't been done you need a refund.

    Cool - well the valuation report has notes on it but it doesnt talk about there being any problems - it says everything is 'average' but that is just due to normal ware and tare. The property was built in 83 so its not too bad.

    The direct debit form we have got looks dodgy too - in the account number section is say 99999999 - dunno if we have been sent out a dodgy form? Bizarre!!

    Hi....all going well then?

    The report should have been sent directly to you and your solicitor, make sure they haven't got it? How much did you pay for the valuation, I have a feeling that the homebuyers may not have been instructed. The product that you went on had a free val I believe and I think maybe the system may have over ridden the request. If you are aware that there may be problems with the property you should not accept the offer until you are happy to. I must say though that a standard valuation will show up any obvious faults. Just to check though, on the valuation report the name of the surveyor will be on it and you can contact them to see if the report has been delayed.

    When you do send the signed offer back make sure that the direct debit is enclosed as well. From this point if you are happy to proceed, next friday won't be a problem, you can exchange and complete on the same day if necessary.

    Ok so we got the mortgage offer in the post today - hurrah - it all looks good. We had the valuation and everything - however, we have paid for a homebuyers survey but there is no sight no sound of this anywhere in the offer documents - only the valuation report - any ideas where we get the homebuyers survey from? We have paid for it and the money was taken by B&W ages ago - hmmmm.

    The searches were started last Thursday - so a week ago now. I am in constant contact with the estate agent informing him of progress at every stage as the vendor was quite edgy before the survey was done. Just a couple of questions now....

    1) Where do we get the homebuyers report from?
    2) We are ok to sign the offer documents and return in post tomorrow without the homebuyers report?
    3) How long will it take now until we exchange and complete - obviously this will be an on average figure - our deadline is next the end of next week - according to the first letter form estate agents - but they are being pretty chilled about it since we have had the survey done and the mortgage offer packaged

    It's up to both parties to agree to exchange and complete on the same day to speed things up. The money only takes 3 days to come down normally so as soon as everyone is happy just add the 3 days on.

    It was a Tuesday indeed, I stand corrected - the property didn't have a H.I.P - we are just waiting for the local authority search to come back now! But all is on the up! So if the solicitors register within two days and all sorted how long do you rek till we move in? Starting to get more excited now!

    It will still mean that your solicitors can get on with their work, it will be easier if the property you are buying has a HIPs pack as nearly all the work will have been done. It was Tuesday after all then???
