    Brian,

    Never thought of that!! Knew we couldn't advertise, but perhaps if I mention who I have used........hmmmm.

    But seriously I would use a mortgage advisor as that is what we do! IFAs have many other strings and may not always have your interest at heart (harsh, but fair!)

    crikey, I should mention my firm in my posts - I thought MS didn't like you to!

    Use an IFA if they specialize in mortgages; otherwise use a mortgage adviser like Mortgage Consultant or myself - this is all we do every day of the week, we don't have exciting distractions like pensions to fill our days you know!  IFAs are possibly more likely to charge fees in my experience.  One of the IFAs in our practice does alot of mortgages, the other IFAs pass their mortgage work for me to do on their behalf.

    The best option would be to find a good IFA in your area. If you can, ask around in work / friends / family to see if they have any personal recommendations. The moneysupermarket team can offer you some advice and they can also refer you to an IFA closer to you. The IFA I went with was called Peter Mortgage mortgages (see google) however I went to see many IFA with different companies before I made the final decision. Trust is the key - if your not 100% happy, walk away. Its best you find an IFA that searches the whole market for the best mortgage deal for you.

    As your deposit would be quite large then I doubt you would have too much of a problem finding a mortgage for you.

    Hi abba,

    IFAs are not the best people to see - a good mortgage advisor (me!) would be better - we work to help the client make money on their mortgage, thereby taking it back from the lenders! That aside, think you may struggle to get a £130k mortgage on £25k (5.2x income is a bit high) - realistically you would possibly get £100k mortgage, but speak to a local mortgage advisor and they should put you right.

    mortgage advice

    hi there, 1st visit to this site & really need some sound advice, my hubby, me & 5 kids need to move from our house we bought from the council 2 yrs ago this coming October, we know if we sell now we will have to pay back some of our depoist to the council, (we have neighbours from hell & we are moving sooner rather than later) Our house valued at £180,000, our mortgage £60,000, we will have to repay back roughly £62,000 as fixed in for 3yrs.  We have worked out we would have about £100,000 to put on new place after paying council, solicitors, etc....  we would need a new mortgage for £130,000, our income is £25,000, with tax credits, my hubby was declared bankrupt in sept 03, discharged in sept 05, really need advice to see if we can get new mortgage, or does anyone know a good ifa, any advice appriciated, thanx
