    There is another possibility. Dependant on how quickly you need the cash and how long you where looking to have the finance for. You could do a bridging loan. You could poss have your money in 3-5days and with your LYV possibly sooner.

    How long is left on the lease or is it freehold? ALso is the value stated thr bricks and motar value?

    Yes it can, but as you have no outstanding mortgage, you cannot take a second charge (secured loan). You need a commercial mortgage.

    Loan on Commercial Premises

    We own our business premises, I understand that it is valued around £150,000. There is no outstanding mortgage on it nor any charges. We want to raise some finance against it. We need to raise about £25,000. Can this be done, and what would the rates be.
