    Landlords Insurance

    Is it wrong or illegal to take out landlords insurance two weeks before the tenants are due to move out and I sell the house?

    It certainly isnt illegal - after all you have the right to insure your property, and if you have a mortgage, you will probably find they insist.

    What you need to be careful about is cancellation terms - you dont want to be stung for most (or even all) of the premium for just a couple of weeks of cover.

    It is a "Material Fact" and should be disclosed.  Many people think that by bending or not telling the truth they can get around certain scenarios but this runs the risk of not being insured if something goes wrong.

    I would suggest simply telling your insurer the scenario and see what they say.  As an landlords insurance broker this would not pose a problem to us but we would make you very clear of the short term cancellation terms so you can base your decision on this.
