    Any complaint to the landlord, which might have any affect on paying the agreed rent, should be put in writing. Then if they look to take any action, you can document that you have advised the landlord of the issues.

    Shelter or Citizens Advice should be able to advise further.

    If the gas boiler did not have a certificate,then the letting was probably not legal. I thought that it was illegal to let a property without the annual certificate ?

    Hi

    Thanks for looking! - I need your help!

    I signed a short-hold lease for 6 months on 14th December and had a nightmare with the landlord not getting the boiler fixed (leaking water) so couldn't finally move in until January 3rd - (later found out that the boiler isn't safety checked) - we had a family emergency so had to move out 2 weeks later to be close to family and agreed to pay 2 months rent and landlord will cancel the contract.

    No paperwork has been sent out to us confirming this and we have since found out that the company went into liquidation in January.

    Where do i stand? - can i withhold payment of the remaining 1 month (as I've paid 1 of the 2 month agreement to date) I have paid £1,100 to date and only spent 2 weeks in the house:

    £200 admin fee
    £450 1 month upfront - 14th Dec
    £450 1st Month - 15th Jan
    £1,100 SUB TOTAL

    £450 final payment rent - due 15th feb

    I will have then paid £1,550 for 2 weeks in a house!
