    home insurance re decesed estate

    HI

    I am the executor of an estate. The estate has a house which at present is occupied bya nephew free of charge apart from a nominal rent which is purely incidental. I have transferred the property into my name pending its sale which we will probably carry out in 12 months time when the market picks up. I need to insure the buildings only and do not think i need landlord insurance. can you confirm if i can do this on a normal policy , as if i try to do this all forms i try to fill in do not allow me to say i live at another address. can you please advise ta

    Hi

    You will need to arrange cover by phone as internet sites are only approproate for owner occupiers. Most Insurers will accept this type of situation as pretty standard, as they would encounter this on a daily basis. As a member of the family is occupying the property, they should not treat this as being a let property, so the landlord cover is not appropriate. You should be able to get full cover including Accidental Damage if required, as long as your nephew is sole resident and has not invited his friends to lodge with him.

    When phoning you may encounter some lack of experience by those answering your call but do persevere, as with some referral they should be able to help.

    Can I suggest that you try a local broker who will give you much better service and is someone to speak to face to face.

    I would also advise that the house be insured in the name of the executors ie Excrs. of the late J Smith. You personally are not the legal owner but the excrs. are, apart from that I agree with the first answer.

    I agree with Insuring it in the name of the "Executors of the late X"

    It may also be worth condsidering doing a landlords policy as it could actually be cheaper than doing a normal homeowners policy. The reason for this is the amount of companies are limited by the fact your nephew is living in in and I assume he is fairly young so a lot of companies will want to charge a rate that reflects his age.

    A Landlords policy is a set rate typically £147 for £100000 of cover. As previous posters have recommended try a local broker, preferably one who specialises in property Insurance. If they do offer a Landlord policy check whether they require a Tenancy Agreement to be in place as some require this (If one is needed you could always download one from the internet and fill it out with your nephew)
