    USUALLY  A GUARATOR IS BECAUSE OF THE AGE OF THE PERSON , OR BECAUSE OF THEY ARE NOT  WORKING OR CREDIT HISTORY ( IF YOU HAVE A BAD ONE OR NOT ONE AT ALL) AS FAR AS I KNOW THEY WILL BE SIGNING FOR THE RESPONSIBLITY OF THE RENT AND DAMAGE TO THE PLACE YOU RENT. IT SHOUD NOT AFFECT THIER CREDIT RATING AS LONG AS THEY ARE NOT TAKEN TO COURT FOR THE PAYMENT OF ANY MONEY REQUIRED. FOR THE DEFINATE ADVICE , IF YOU CONTACT C.A.B. OR LOOK UP ON NET FOR RENTING ADVICE.

    DEPENDING ON AGE YOU MIGHT EVEN BE ABLE TO CONTACT GROUPS LIKE M25 WHO WILL STAND GUARANTOR FOR YOU. LOCAL AUTHORIIES WILL HAVE A LIST OF SUCH GROUPS AND APROVED LANDLORDS.

    guarantor for renting

    Hi,

    my fiancé and I are about to move in together and have found a property we would like to rent. However, as only one of us is currently employed, we have been told we need to get a guarantor. Unfortunately, our parents do not live in the UK which is, apparently, a requirement for a guarantor so I have a few questions that I hope you can help with.

     Firstly, under what circumstances can the letting agency ask for a guarantor - the salary we have between us covers the rent with £400 odd over each month - is there a set % over the rent that one's salary has to be?

     Secondly, there are a few friends that we could ask to act as guarantor (who we would NEVER ask for a penny, it would be in name only) but would it go on their credit rating that they were acting as guarantor?

    Finally, we have substantial savings (enough to pay the rent for a few years) in the bank which we are prepared to show the letting agency - should they take this as proof of ability to pay?
