Thanks again for all your help! It's a shame you don't live nearer and you could be my very own advisor!

Sunshine,
Compared to what is available today it was a belter, it exhausted itself within 4 days due to the amount of applications. If you have sent the app everything will be ok, stop worrying:)

Re: Finally decided on mortgage, but?
Over a period of 6 years it is hard to assess how B&W will look at it, I really wouldn't worry if your adviser has told you otherwise. You can not submit an application without first obtaining an AIP, the AIP is only issued if the case passes the credit scoring system previously described. If it has and the documentation is verified it should proceed. Have a nice cup of cocoa (or something else) and see what tomorrow brings.....good news hopefully??

Will do will do...Ian you are brilliant - well if it doesn't my mum always says 'everything happens for a reason' and we will have to get saving for the next year - with all payments put on direct debit now!!!!!

Re: Finally decided on mortgage, but?
Yeah our IFA said that she was extremely busy with Bristol and West today because of the whole rate pulling thing! Now Ian can I ask a question on the lending criteria it says no more than two consecutive missed payments. I have six missed payemtns in total over the past six years - none are consecutive though....honest opinion please so I can sleep!!! Just want to put the thoughts of our house to bed if need be!

Re: Finally decided on mortgage, but?
Was it an AIP or a full application? Your broker would be aware of B&W pulling the rates, my BDM rang me at 8.30a.m to give me the heads up.

Re: Finally decided on mortgage, but?
The adviser will have completed an AIP before applying so the app should go through ok as the credit scoring is applied during the AIP. B&W score A B or C, A or B are fast track up to 75%, A is fast track up to 95%, and C requires full documentation. Hope it goes well, it's a cracking deal for todays market :)

Re: Finally decided on mortgage, but?
well I know that it says on the lending criteria on the brokers Bristol and West site that catalogue payments in arrears will be ignored unless they are still in arrears of there are a significant number to cause concern - think thats what it said - now I am not an IFA so don't trust me on that. I have got 1 missed payments all over the place - well six infact but all over the past three years - never any two missed payments late. I am concerned as my partners credit history is perfect but just not mine and already we have had one mortgage application declined!!! do you rekon we will be ok? It is such a struggle to get onto the ladder these days - my muscles and bones are aching already!!!

Re: Finally decided on mortgage, but?
hi, hopefully my IFA had completed the application friday or today. I will get in touch with him tomorrow to check. Do you think my late paymnts for my catalogues will effect my application (if it has been completed!!)? Thanks

Re: Finally decided on mortgage, but?
Sorry to upset the apple cart as well, B&W withdrew their latest fixed rates at 5pm today due to a massive response. I had to complete 5 online today just before the deadline. We may have to wait a few days to see what replaces them or what the other lenders have to offer??

Re: Finally decided on mortgage, but?
Hmmmmm can I jump into your boat - we submitted our application to Bristol and West this afternoon for a professional mortgage. Also worried as I have missed payments too and about the same as you! But you are re-mortgaging so I think you will be fine! We are looking for our first mortgage of 100% so I think we have less of a chance - hooo hummm - might mean waiting another year whilst I get my payments sorted out and also gives us chance to save up for a deposit! It says that there must be no more than a maximum of TWO consecutive missed payments - all mine are one missed payements and everything is up to date! Fingers crossed!
