    Any major expense should be agreed at a leaseholder's meeting. Subject to this, most leases give the management company the power to either share the cost between everyone or just between the flat(s) concerned.

    My opinion is that, if this is a major expense, you should put your case (or you should already have put it) at a suitable leaseholder's meeting and you should accept the result of any vote irrespective of how your own vote was cast. If it is not a major expense, you should pay up and, perhaps, suggest that some work is done in the future to benefit residents who do not use the parking places (better pedestrian access, perhaps).

    Hi

    We have been having a number of issues with our factors though our current problem is with regards to parking space bollards.

    There are a mixture of spaces outside the building and in the secure garage, though not all flats have spaces (we don't have one allocated). Our factor is looking at installing parking bollards in the spaces. However, as we don't have a space per our deeds, I feel this is an accesssory to the other flats and do not feel I should be sharing the cost for this particular work.

    I feel that this is an issue for each owner to take up with the builder/ instal themselves.

    Can you help me at all?
