    Buying property for my Son

    MY SON HAS NO FIXED INCOME I HAVE A 10% DEPOSIT AND EARN £30000PA WOULD MY SON GET A INTEREST ONLY MORTGAGE OF £90000 WITH ME AS GUARANTOR. I COULD TAKE MORTGAGE IN MY NAME LANDLADY ?BUT MAY WANT LIFE COVER SO THE HOUSE WOULD BE HIS IF I DIED COST? ALSO CAPITAL GAINS ? AS I OWN MY BUNGALOW JOINT WITH MY HUSBAND PLEASE ADVISE BEST WAY TO HELP HIM THANKS

    Hi...it seems to me that Bristol and West or Bank of Ireland may suit here. They use the parents income to bolster the offsprings and only require a minmum 5% deposit. Use a fees free broker though to ensure it is applied for correctly.

    Be aware that you need advice regarding potential Capital Gains Tax and Inheritance Tax issues, you can't just overlook your husband's situation. I can't advise on taxation but check it out first so you know what will happen if, heaven forbid, something happened to any of the three of you.

    Better safe than sorry.
