    Building Inspector or Indeminty Policy ? as no FENSA

    We have sold our house "hurrah !" , but the double glazing we had put in 2003, was not FENSA certified, nor did we notify the council or building reg.*doah!* . Now we have sold we need to provide a FENSA cert. which I know we don't have, Im not sure if I should phone the building inspector to get a certificate in retrospect, as the double glazing is a great job butnot all the panes of glass have a stamp on them? (not sure if they all need to ? or do they even check?) . Or should I just phone the solicitors and ask them to sort out a indemnity or something? ..???

    Hi -- Any replacement windows and doors fitted since April 02 (?) have to have this certificate to show they comply with the building regulations, either the company that fitted them has to be registered and accredited to provide this certification themselves, or the local building control at your local council has to be notified of the intention and an inspection arranged after they have been fitted, this cost varies it used to be £70 for my local area, but only once they are satisfied will they will issue a compliance notice, which is normally within a few weeks of passing the inspection, you can arrange this inspection retrospectively for installations caught in the void.

    If all the panes of glass below certain heights have the BS stamp... in other words toughened or laminated glass fitted in higher risk areas, then the building control will pass the installation as long as it complies to all the current safety and insulation standards, if not they will refuse to pass it and tell you why. This will enable you to get the instalation corrected then they will inspect it again until it is brought to the correct standards.

    Once you have made the building control aware of this lack of compliance certificate you are not allowed to additionally take out an indemnity insurance, so you have to make your mind up who you want to involve, either just get the indemnity policy without involving building control, or to get the building control involved.... one or the other.

    Thanks for your help, Ive just been up arranged with building control at council.

    Im confident all the double glazing is fine, so fingers crossed its ok.

    It's just cost £81.00 and had to fill in a simple form called "regularisation submission" all seemed pretty straight forward and a lot simpler than I thought it would be, so will find out a bit more on monday when the inspector comes to visit.

    Well , that was quick he has just been was a 15 min walk around beeped a machine at the windows & door..which im happy to say flashed green.(which was a good thing) The only thing he did mention was the width of the openings (you would have to be a pretty large person to not be able to climb through them if there was a fire) of course I did mention everyone else in the street also had the very same windows. Anyway, off he went to write up his report and he did say he will give me a ring this afternoon just so I know either way !...fingers crossed, well I would say it has all been pretty painless so far.... Just now waiting, the turnaround has been pretty swift, form in on friday then inspector visit on the monday.! ..will update

    Just heard and everything is okay, so certificate will be out within a week...phew ! thought it important to update, so if other people have the same issue , they know what to expect and I can say on this occasion it has been a lot simpler than I thought !...the name of the form is probably enough to put most people off, including myself ! but in reality it's a simple few questions and a straight forward process..Not bad turnaround of 3 day's with the council either .Nice to hear a happy ending . so there you go . ((*-*))
