    A late payment 3 years ago is irrelevant so that is not a problem. With a small mortgage you would be advised to seek a product with no or very little fees. Tracker rates are popular now with the promise of rate drops. However it may be advisable to have a fixed rate so you can budget for what ever term you feel comfortable. Rates are changing regularly and I would avise that you see a fees free broker and let them give you the options based around your requirements. You would fit with any of the High street lenders but as you say it is confusing to know which way to go.

    best remortgage deal

    My circumstances have dramatically changed since I took out my £30,000 offset mortgage 3 years ago and i have no savings now with which to offset my mortgage. I am now looking to find the best deal on the market (not to release cash, merely to reduce my monthly payment) and am struggling to find the best deal for me. My paymnet is currnetly £218.00 per month of which £165.00 is paying off the interest.

    I am in fulltime employment and earn approx £28,000 pa. I have no ccjs, defaults etc, but do have 1 late payment against my credit history from 3 years ago.

     Any suggestions please?
