The house is hot in places and cold in others and there is no room thermostat We don't have a lot of money so we have had a quote from a boiler repairer to do the following: Supply/fit thermo valves for 10 radiators Power flush Re balance radiators Service boiler Fit thermostat The quote is £1250 and he said specifically that this includes a price of £40 per valve supply and fit for the thermostatic valves. It feels a bit expensive to me - what do people think. Does this quote sound reasonable? thanks

Central Heating - Potterton Profile Boiler

I am having problems with my potterton profile boiler. Just before i mention about the agreement i would like to state how angry i am with them about the condition of the place and how the agency deal with us, the day we moved all the doors were not fixed and we leaning aganist the walls and the place was minty, i made a complaint and they said it would take 14 days to responed (this was 2nd April) they done the doors a week later but still waiting for a response from my complaint (today is 6th nov). Anyway back to my point about my tenancy, we sign 6months at a time. We are into are 2nd 6 months which started 1st Oct 2009, but we want out due to the fact that we are not happy with the service they provide and also we have just had a baby. When we signed the new agreement we asked whther they had a small home for rent due to the fact we are currently on the 3rd floor with no lift and a new baby, they said they never but if one became available then we could cancel are current agreement and move to the new one because they agreement was still with them but when we asked them we wanted to walk away altogether they said no because it is down to the landlord but what if we swapped the agreement to a house they get would we be leaving the landlord anyway. I would like some information on how or if we have any right to cancel our agreement. Hope you will understand what I am trying to say and could give me an advice! Thanks! My situation is as follow – about 2 years ago I’ve bought the house. Monthly mortgage payment and bills were quite high, much over £1000 and I have decided to take 2 lodgers to help myself paying the bills. I have lodgers for about a year now. I live in the property as well. But I have heard from somewhere (not very sure from where) that lodgers who live in the property for a long time have rights to claim part of the property value later and could become like co-owners of the property. Of course I would not like this to happen. As well I heard that there is an agreement which my lodgers could sign with me to say, that they will not claim any part of my property. Could you please help me to find out what agreement is it, and how it has to be sign, do I need to involve solicitor for this? Thank you! Ilona.

advice please - combi boiler quote

Hi, I have to replace our very old boiler as it has finally given up. I would like to sell my property in the very near future and find it totally unfair that we again will suffer by having to sell probably at a low price because of having to declare the neighbours behaviour to any potential buyers. I recently heard of a case whereby somebody in the same position as me found out who her neighbours landlord had his mortgage through(apparently completely legal to do through the land registry)and complained to them as being the lender until the mortgage is fully paid they are the righful owners of the property and in this case the mortgage company came down on the landlord like a ton of bricks forcing him to take action or the mortgage company would ask for the loan back. Let's cut a long story short. 4 years ago I bought a lovely house with my partner. One year later he loses his job and has not found anything permanent since. We split up almost two years ago and immediately put the house on the market but it has not sold, despite reducing the price twice (overall a £60 000 reduction since it was put on the market). He has a daughter who stays with us 50% of the time. I pay for EVERYTHING. I have no obligations to him or his daughter but we are forced to live together until the house sells. If that ever happens. I pay for food, utility bills, TV, phone, council tax and on top of that I have my own direct debits. I have taken out two loans to pay for the mortgage - a mortgage which I cannot afford any more. We have spoken to our mortgage company who have put us on an interest only plan, but it is still over £800 a month. I have no idea what I can do. I have to stay here because I don't have the money to rent a new place if I can't even pay our mortgage. It isn't fair and it isn't right but I don't know what my options are. I guess I am looking for some financial/legal advice. Anyone? There's one small job to do but Ihave a problem with 3 things that I want them either to re-do or do some remedial work to improve the finish (one is quite major). There is no written agreement between me and BT regarding this charge. Surely this must be an unfair charge. My cordless landline phone broke and I haven't replaced it, so I'm not using it. I am using the landline for my internet connection. According to BT there is a.. (I've used their exact wording) BT Caller Display low use charge £7.50 BT Caller Display - shows you the number of the person calling I called them and now in future this charge will not be on my bill but it's still on this bill that I'm about to pay. I spoke to 4 different BT staff and non of them could reverse this charge. Their argument is that they do agreements over the phone so that is why this charge is not written in any agreement. I always listen carefully to their terms and conditions as I know from previous experience that BT are very good at selling payment plans which includes all kinds of 'hidden charges'. What can I do about this, I would never have known if my phone wouldn't have broke, there is no warning, and now they demand this silly payment. Isn't that robbery? I really appreciate any help or advise. They are sold at £5.99 each for the cheapest found. Obviously those lights are usually set in group ! So, I will basically need 67 bulbs !!!!! which can be quite pricy ! Any help to where to find those cheap GU10 low energy would be much appreciated. A waste stack (kitchen and shower). Runs through all 4 flats behind plaster board cladding. Each flat has a T junction. The victorian building was renovated in '85. The plastic T junction from the remodeling in '85 in our flat (at the bottom join to the stack) is broken/leaking and water accumulating in bottom flat. This is not our connection to the stack, but the T junction on the stack to our flat. Is the leaseholder responsible for this repair? The leasholder company are saying it's our responsibility? thank you and I appreciate your reply asap hap --aka noah ;)

Sqeaky floorboards

Living in my flat just over 1yr now and things were ok until June this year when the flat above me started having very noisy floorboards. The landlord was told about the problem and I got mixed reaction from him. On one hand he replied giving me permission to try solve the problem myself, when this was not possible and he was informed, he has now resorted to ignoring my emails. It is now September and the problem is the same, with the tenants above taking no care to reduce noise or movement in the early hours of the morning, resulting in me and partner having sleepless nights. Can I claim any of my rent back from the landlord and requested to be released from the contract?
