    Is it possible that the loans you have applied for are secured loans? If so this will be the reason you are being turned down.

    A secured loan is a 2nd charge against your property and you must have a 1st charge (mortgage) to have a second charge.

    If this is not the case, and you are applying for personal or unsecured loans it may be worthwhile obtaining a copy of your credit file to ensure that everthing is as it should be.

    Due to the credit crunch obtaining credit has become very difficult, especially in the unsecured loan market. If you have made 3 or more applications in the last few months it is likely that you have damaged your credit score, so making further applications would be unwise.

    It could also be possible that you have applied for a lender that is not suitable for your circumstances, you can use the smartsearch facility on this website to find the most suitable lenders.

    If you are unable to wait, speaking to an independant mortgage broker about the possibility of a new mortgage is also an option for you.
