Best advice would be to get advice from an independent mortgage adviser - preferably one who doesn't charge fees - and let them do the scratching around for you! Ask friends and family, work colleagues etc, who they would recommend locally - ALWAYS use an advisor on the basis of refgerral, never a big ad in the yellow pages / exciting looking shop front / flashy car etc.
