    Provided you have all rights of support, and possibly a Deed of Covenant, and the arrangement is normal (i.e. residential), you should find RBS/NatWest, Clydesdale, Santander, Nationwide, HBOS/Lloyds all fine with 28%.

    That said, you are correct, they will all be more keen to lend in London and the South East, so you might find some resistance but not at 30/40% loan-to-value.

    Hi,

    i will be looking to do exactly the same procedure in around 12 months time. i will be looking to remortgage to pay back the person that i have borrowed money off to buy the property.

    What problems have you come up against and have you got them sorted now? the property i am looking to mortgage to release money has a small back bedroom which is the "flying" part of the freehold and id grade 2 listed.

    any info would be appreciated.

    Mortgage on property with flying freehold!

    I have a house with a flying freehold that represents more than 28% of the total floor area. I can't find a company to re-mortgage even though I only want a mortgage of £50K.

    The current property value is approx £130K. Can anyone help please? Most lenders will only lend to 20% of total area on flying freeholds.

    The property is terraced and located in South Wales ie not Kensington where I guess there wouldn't be a problem...! Any ideas?
