    Technically I guess you are semi-commercial not residential, in that you derive an income from your property / land. Why won't your current lender help? One possible way round this (I don't know whether it is possible or not), would be to create separate land registry entries for the house and land. This assumes that the Caravan club site is nothing more than a field. Or is it much more? Is it possible to seperate your house from the Caravan club site?

    I am trying to remortage our property. This has always been very smooth in the past. However, recently we have been turned down after our house was valued, because we have a small 5 van caravan club site. This does not bring in a big income, enough for a holiday a year. However, because we have the site, our property has been described as semi commercial and we have been refused.

    Estate agents have valued our property, and have said the small cl site would attract more buyers, but our property is still described as residential. If we shut down our site, we are allowed the remortage. This all sounds very bizarre to me. Can anyone help. It seems crazy that we have to shut down a small extra source of pin money to remortage.
