    Your Mother is in effect making a gift of the property to her Grandaughter, you would be advised to take account of any possible inheritance tax implications....if your Mother's estate is large enough to be affected by IHT. !

    Stamp duty could also be payable (dependent on value) on the full valuation amount as the property will be deemed to have changed hands at the full market value, the SD exemption is only applicable on transfers between spouses.

    In many respects, it really doesn't matter how much property/equity you own.

    Your (daughters) ability to borrow money will be based on your (daughters) income, as well as existing debts.

    transfer of ownership of property

    My mother who owns her own house wants to transfer ownership to my daughter so that she can remortgage this house and take some of the equity out of the house to buy another property. Can you advise whether this is as straightforward as it seems or if there are any hidden problems which we have not thought about. Thank you
