    hi i am a landlord and don't want to overcharge my new tennent nor undercharge. the situation is that i have 1 gas supply to my property which has been seperated to accomodate a 1 bedroom flat. the flat has full dbl glazing and all appliances are run on electric inc cooker and shower which i have put a sub card meter in for.

    the flat has 5 radiators ( 1 large, 3 med, and 1 small ) i have agreed to put the radiators on for 8 hrs per day 24/7.

    i need to know how much consumption will be used and how much i should charge for the usage??????? the bonus of this deal is that when i use the central heating on my side in the winter ( most days ) the tennent will allso get that free. as i only want to charge the tennent for the 8 hrs off usage.

    i would greatly appreciate any advise on this matter, as i do not want to loose out nor rip off!! my tennent.

    You should use the electricity card meter to charge for the exact usage at the exact rate that you are charged plus half of any standing charge.

    As for the central heating, it sounds like a recipe for problems. If you've agreed to put the radiators on for 8 hours a day, or 24/7 (you can't do both), without charging then that is what you should do. The rent that you've set should cover you for what you've promised. What is going to happen if you or the tenant is away for a week or two? What if one of you thinks that their radiators are not warm enough?
