    HELP...ive been declined a mortgage

    please help me, me and my partner have no bad credit, we are desperatly trying to get a mortgage, we found a mortgage broker who attempted to get us with halifax but he said we were declined. We felt he want helping us as he didnt return our calls or try anything else so we found London and Country mortgage brokers, we informed him what had happened and for some reason he applied again through Halifax who this time approved us??????. 2 weeks later we recieved a call from our mortgage broker and although Halifax had approved and sent out the dockumentation they decided to decline us giving us the reason that because they had declined us the first time around they had to do it again (now im confused).

    We are trying with direct line using no mortgage broker at all. is this common that we can get declined on the above circumstances???

    Yes. Halifax will be worried that the second application has been tailored to get the right result, while application one was the unvarnished truth. You need to find out why app one was declined, and to be sure you know if anything was different between application one and application two. If there were any errors in the first application you should have told Halifax about them, and evidenced them, rather than just going ahead with an application to them again.

    Hi thanks for your responce, both times were done via mortgage brokers even though we informed the second one that halifax had declined us, so im not sure why he did it again.

    Did the brokers not give you paper copies of the applications?

    not the first time around, but the second time they even went as far as sending us the papers to sign, it was when they recieved them back that they called to say they couldnt give it to us.

    I'd give Halifax a call and explain that you weren't even given copies of the first application; if you can prove you didn't sign anything or put your name to the details of the application that may help. You may need to be prepared to stand up every detailo of the second application though.

    Thanks for the advice, if we were to do that how long would the whole process take do you think??

    It's down to Halifax; they may need some persuading to look at it again, but if you explain the whole story carefully you may get a result. Good luck.
