    Selling Your Own House

We're planning on trying to sell our house this summer without an estate agent. Does anyone have any advice on how to go about it? Are websites like www.houseladder.co.uk actually any good?

Raffle it!! Apparently thats the "in" thing to do these days. A great bargain for the person who wins and you get the price you're after. I don't know if theres any legal bits around this??? I heard of a woman raffling her house for £30 a ticket and she wanted to sell 5000 tickets securing her £150k asking price. I think it's a brilliant idea, although I guess you'd have to advertise in a lot of local papers about the raffle to generate enough interest. Good luck!

Personally I think that the price that you pay for a good online conveyancing company is more than worth it to save you the hassel of organising anything yourself. This will be even more true once ASDA start their budget estate angency service. If you do however want to do it all yourself, make sure you do your research first. There are plenty of good sites and books out their. Try buymeahome.co.uk for useful books. Ian

I had a flyer through the post from these people

    www.icansellitmyself.co.uk

They appear to do local press advertising, I suppose that is better than just relying on the internet.

Try www.MonkeyMove.com you can advertise your home here through Fish4Homes, HotProperty.co.uk and over 100 other partner sites for as little as £50. You can even purchase a For Sale Board for £12.49.

Yes this a blatent plug but it has worked for so many other people so it would be shame not to mention it!

    Re: Selling Your Own House

We have our house on the market & have been trying to sell it privately. It has not worked very well for us, I think that the problem is that buyers do not like to deal direct with the seller, it makes them feel uneasy. They prefer to deal with an agent it seems. Personally I don't like agents, but it's a numbers thing & most people seem to feel the other way.

For what it's worth, we have our house listed on www.houseweb.co.uk who are very good & freindly, it's also listed with www.mypropertyforsale.co.uk who are ok & www.homesonsale.co.uk who are free, but usless. We now also have the house with an agent.

    Re: Selling Your Own House

    As a seller I can't fault the NetMovers.net online commission-free operation (www.netmovers.net)

For six months I stuck with a local estate agent (in NW England) whilst trying to sell my house, with no success. Another agent, another six months and still nothing. Then I came across the netmovers.net operation and posted on to their website the details of my property and some photographs. Six weeks or so later, I sold. And not only did I sell but I saved loads of money, having simply paid about a hundred quid for their online service.

Not only were they cheap, but they were also involved in marketing my property.

It wasn't as if they just put up pictures and left potential purchasers to contact me, they actually helped me sell it. All for £100, compared to the two grand I'd have had to pay the estate agent. Truly great value and worth the effort involved in saying so here!

If I have a criticism, it would have been helpful if they'd included some info on the site about how to 'dress' a property to make it sell more easily, and some hints on how to take the best possible photographs. But these are minor complaints. It worked well for me.

    Re: Selling Your Own House

I am not sure how everyone on here feels about 'For Sale By Owner' websites, but it does seem like a much cheaper way to sell a property.

If any of you are in the process of selling your home, or are using an FSBO website, then take a look at www.thehousesale.co.uk. I came across it yesterday and am getting my brother to use it as he is spending a fortune with his estate agent at the moment!

It is a new website which has a limited offer enabling you to advertise your property free while it gets off the ground, and as far as I can see, no other site does this. The adverts make your property look very professional and I think it has an option to download property details on to a PDF with no charge at all.

I hope this post doesn't look like advertising, but I just wanted to genuinely share this with all of you as there are few things free like this around at the moment.
