How long to wait for a valuation from Abbey?

    Hi,

We accepted an offer on our flat on the 2nd May and the purchaser sent off all the relevant info to Abbey on the 6th May via a broker at my Estate Agents. Apparently all is well with his application but there was a delay as Abbey wanted some more bank statements to 'underwrite' the application before instructing a valuation, now I don't know whether this is usual or not but we still haven't had confirmation of a valuation date as of 15th May although the EA's keep saying it should be any time now, Abbey have had his CC details for payment too.

We've taken the flat off the market in the meantime as a gesture of good will as we know the purchaser wants the flat and he can move quickly which we really need now as the people we are buying from are getting jumpy especailly as we've already had one sale fall through.

Are Abbey just dragging their feet at the moment?

    Cheers!

    John

Re: How long to wait for a valuation from Abbey?

    Hi John,

I wouldn't worry too much. Abbey have for some weeks been experiencing very high volumes of buiness so turn around times are a little longer than normal. Another major point to note is that Abbey will take the money for the survey but will not instruct until they have "Authorised" the application...something I would have thought your EA should have informed you. I'm sure it will be any day soon, and once you get the call you can be 100% sure their application has been agreed subject to the survey. I hope this helps.

    Regards,

We got a call late yesterday afternoon booking it in on this Monday so if Abbey are indeed authorising prior to instructing the valuations now it looks like all's well after all, fingers crossed :)

    Thanks very much!

    John
