    Buying a new build in todays climate

    Hi i've just had an offer accepted ona new build in a very nice village, the house we have reserved was wanted by ourselves and 2 other couples, after having an offer accepted on my house which i'm selling we went back to the new builds.

    The new build was on sale at 315000, the sales office offered us a 5% deposit + stamp duty paid and £500 per month for 3 years towards our mortage or a 10% deposit with stamp duty paid, in the end i have got a 12.5% deposit, stamp duty paid, £4000 pounds towards floorings and also granite worktops for the kitchen, overall i think i've struck a good deal on this house, i'm curious now to what other people think about this offer and whether you would class this as a good deal in todays climate.

    I'm curious to know now what will happen with the mortgage valuation and will the valuation match up to what the builders have the property on the market for.
